Tiny house container or traditional tiny house?
The minimalist habitat has two main families: the classic tiny house on wheels (wood frame) and the tiny house container (fitted-out shipping container). We detail the real differences to help you decide.

Our recommendation
- Container if : you want more space (24-28 m² vs 15-20), you prefer an industrial / modern aesthetic, you plan for future extensions, tight budget (cheaper), permanent use without planned relocation.
- On wheels if : you really want to be able to move the tiny house (partial nomadism), you prefer a cottage / traditional aesthetic (wood, cladding), you want to avoid building permits (under certain conditions), minimal compact project.
- Overall verdict : the container-based tiny house has gained an advantage over the past three years among our clients. It offers more space for the same budget, mobility is still possible (though less practical), and it has a longer lifespan.
Frequently Asked Questions
What is the real difference between a container-based tiny house and a wheeled tiny house?+
A traditional tiny house is built on a flatbed trailer (typically with a double axle), can travel on roads (height limit of 3.50 m, width limit of 2.55 m, length limit of 12 m). A container-based tiny house is made from a shipping container, often a 40-foot high cube (12 m × 2.44 m × 2.90 m), placed on concrete pads or foundations. Different mobility, different surface area, and different aesthetics.
Comparable living space?+
Traditional wheeled tiny house: 15-20 m² of living space (constrained by road dimensions). Container-based tiny house 40-foot HC: 24-28 m² of living space after insulation. If two container modules can be assembled: 50-56 m² (impossible with a wheeled tiny house without building two separate units). For a family or permanent use, the container offers much more comfort.
Price comparison?+
Classic turnkey tiny house on wheels: £47,250 – £99,750 depending on finishes and equipment. Tiny house container: £29,400 – £57,750 (single module) to £99,750 – £99,750 (two-module T2). At equivalent surface area (20 m²), the container is 20 to 35% cheaper. For larger surfaces (40-60 m²), the container has no relevant competition (the classic tiny house peaks at ~20 m²).
Different regulations?+
Significantly different. Tiny house on wheels: if parked for less than 3 months a year on land, status of caravan (no permit required). Parked year-round, becomes construction (preliminary declaration < 20 m², permit beyond that). Tiny house container: construction status from the moment it is installed (preliminary declaration < 20 m², permit beyond that). Both subject to local PLU regulations.
Real mobility?+
Tiny house on wheels: truly mobile, can change land with a simple tractor vehicle (> 750 kg PTAC). Tiny house container: demountable but requires crane and container truck, £1,575 – £4,200 per trip. If you plan to move every 1-2 years, the classic wins. If you stay for 10+ years, the container is equally valid.
Comparative lifespan?+
Classic tiny house: 20-30 years with maintenance (wood frame ages with humidity/dry cycles, steel chassis requires treatment). Tiny house container: 30-40 years (Corten steel very durable, no wood frame issues). The container has an advantage in longevity.
