Office container : ready-to-use modular office space
From construction site offices to temporary coworking spaces, the office container offers 15 to 28 m² of insulated, electrified, and air-conditioned space, delivered subject to supplier availability. A modern alternative to traditional Algeco cabins, with a longer lifespan and much better aesthetics.
Why choose an office container?
Against permanent construction (permits, works, 3 to 6 months lead time), the office container is delivered fully configured subject to supplier availability and can be relocated when needs change. Against Algeco cabins, it offers better acoustic and thermal insulation, a more modern look (wood cladding possible) and twice the lifespan.
Ideal for: construction site offices, quick workspace extensions, event reception desks, temporary or seasonal commercial offices, partner spaces for growing start-ups.
Available office formats
The 20-foot container suits 1 to 3 workstations. The 40-foot container allows a 4-6 person open space or two partitioned offices. Customisable upon request.

Equipment to specify in the quote
Specify the equipment actually included in the quote: insulation, electrics, ventilation or air conditioning and connections. Cost and compliance depend on the project; a commercial description guarantees neither a complete package nor a fixed price share.
Thermal insulation
Sprayed polyurethane 60 to 100 mm on walls and ceiling. R-value ~ 4.5 to 6. Without insulation, a metal container can reach 50 °C in summer — completely unusable.
Electrical installation compliant
Distribution board with RCD protection, 6 to 12 sockets depending on floor area, LED lighting. A single-phase supply is enough for standard office use; have the installation checked by a competent electrician to BS 7671.
Double-glazed PVC windows
2 to 4 windows according to format, with roller shutters or anti-burglary grilles. Entrance door in double-glazed PVC or solid steel security door (+£525 for reinforced version).
Heating + air conditioning
Reversible air conditioner (heat pump) sized according to surface area. Consumption depends on model, climate, temperature setting, insulation, door openings and operating hours. Size the installation and budget using supplier data, a documented test and the local electricity tariff.
Frequently Asked Questions about the Office Container
What is the price of an office container in 2026?+
A standard 20-foot office container costs between £6,024 – £17,325. A 40-foot: £9,037 – £27,563. Price differences come from the level of equipment (basic vs premium insulation, type of air conditioning, quality of joinery).
Can one rent an office container instead of buying?+
Yes, it is common for construction sites: £141 – £354 / month for a 20-foot container, £211 – £536 / month for a 40-foot container on long-term lease. Maintenance and upkeep are generally included in the rental contract.
Does a container office meet UK workplace standards (Workplace Regulations, BS standards)?+
It depends on the unit and its fit-out rather than on the container itself: check ceiling height, floor area per person, ventilation, lighting and heating against the workplace rules that apply, and get the specification from the supplier in writing. If the office is open to the public or permanently installed, also check planning permission and building regulations with the local authority.
What does good insulation and air conditioning cost?+
Sprayed polyurethane insulation: £2,100 – £5,250 according to thickness. Properly sized reversible air conditioner: £1,575 – £3,675. These two items are almost always included in the price of a new office container — no need to quote them separately.
What connections should be planned on site?+
A single-phase electrical connection of 16 A (standard P17 socket), and ideally potable water supply + drainage if the space includes a kitchenette area. Without these connections, the shipping container office still functions autonomously if equipped with a generator.
What VAT rate applies to a shipping container office?+
The standard rate, 20 %, applies to the whole price: structure, fit-out and delivery. VAT-registered businesses can usually reclaim it if the office is used for taxable activities. Depreciation and tax relief have no standard container period: check them with your accountant.
